Design-Build Services

Distinctive Builders, Inc. performs both design and construction services for your home remodeling or addition project. We evaluate your budget at the start of the design process and we guarantee that our design can be built for within 15% of the target price, assuming there are no changes from the original assumptions on which that budget was based. This is an enormous advantage to you in that you are guaranteed a project that you will be able to afford.

Our normal procedure is to work under a pre-construction design agreement on either an hourly basis or a flat fee agreement to develop first a conceptual design and then a set of working drawings which we use to secure the building permit and perform the actual work. We factor in permit costs, engineering and Title 24 fees, and walk the project through the permit process.

Construction "nightmares" do exist.
